Sandy is established east side housing, a lot of it from the seventies and eighties, climbing the bench toward the canyons. Slabs that age have had forty or fifty winters of freeze and thaw, and it shows: dusting, pitting, hairline cracks and a garage floor that has never quite come clean. Grinding takes the tired top layer off and the coating seals what is underneath.
Carports and driveways
Outdoor concrete takes sun, salt and tyre heat. Flake gives it grip when it is wet and the topcoat keeps it from chalking.
Patios and front porches
The first thing anyone walks on. Cracks get filled, the step edge gets wrapped, and the whole thing washes clean.
Being higher and closer to the canyons, Sandy gets more snow than the valley floor and the roads get more salt, and all of it comes into the garage on the tyres. That is the argument for the polyaspartic topcoat over anything else: it is the layer that lives with the salt without chalking. Metallic floors show up here too, in the garages that double as workshops.
